Open House Flyers: Step-by-Step Guide

Open house flyers help agents market to potential buyers and can help you win referral business. To create a flyer for an agent’s open house, follow the steps below:

  1. Enter an #MLS or address.
  2. Select a template to use for your cover page. You can use the arrows on either side of the templates to view more templates.

Cover Pages

Each template has a unique cover page that can be edited. Items that can be added/edited to every template are:

      1. Images 
        • For Active listings, images will automatically be pulled from the MLS in the same order as is placed on the MLS. 
        • To add an image, click on the image tile. 
          • Please note: we only accept GIF, JPEG, and PNG image file types. We do not support WebP (.webp) file types.

        • To edit an image, hover over the picture and click the pencil icon on the top right. Using this menu you’re able to adjust the images by using the controls. 

          • Use the buttons under the image to center and resize it. 
          • Click Replace IMG if you’d like to add your own custom image
          • Click  Swap to switch out the selected image with another one in the template.
          • Once the changes have been made click Confirm.
    1. Text Boxes
      • To make changes to any of the text boxes such as the home description, simply hover over the text and click. 
      • This menu will let you add, remove or realign the text and edit the font. 
      • Click the checkmark when the changes have been made.
    2. Co-brand headers
      • To add a co-brand partner, click Add Cobrand
      • From here, select a co-brand partner that you’d like to add to the flyer.
      • Click Confirm once done. Both your header and your co-brand partner’s header will be added.

 

Second Page

Click + Second to create the second page.

You have 6 templates to choose from. The preview images will show you how the content will be placed. You can find the content below each template preview. You can toggle between the different templates using the arrows highlighted below.

Each template will showcase two or three of the numbered topics found below:

  1. Loan information and a cost of waiting analysis: For any template containing this information, you will need to do the following:
    • Click the template.
    • You have two options: use pre-made default loans or create your own loan scenarios. 
      • To use our pre-made default loans, click Preview Defaults then Use Defaults
      • Create your own loan scenarios by clicking Create Loans to add the loan information. You will need to enter the:
        • Loan name
        • Loan amount 
        • Term
        • Loan program
        • Loan type
        • Rate
        • Points 
        • Monthly mortgage insurance 
        • Closing costs
      • Click Save once done. 
      • Click Save Loans once all loans have been entered. 
      • Select the loans that you would like to add to the flyer:
        • When selected, the loan will have a grey highlight (see image below to see examples of selected loans).
          • Please note: you must select the loans and ensure they are highlighted before proceeding to the next step or the Loan Compare section will not generate.  Screenshot 2023-10-11 at 6.30.57 PM.png 
      • Click Load
  2. Loan Comparison
    • Click on the Loan Comparison tile to add the a side by side look at each of the loans  to the flyer.Screenshot 2023-10-10 at 6.38.46 PM.png
    • Click the pencil icon to add and select loans to your comparison.Screenshot 2023-10-10 at 6.39.29 PM.png
    • Click Save Loans and then select the ones you would like to add.
    • Click Load to load the new loan scenarios into the report.
  3. Cost of Waiting
    • Click the Cost of Waiting tile to add the analysis to the flyer.
  4. Buying Power chart
    • Click the Buying Power tile to generate the table. 
    • Click the pencil icon to edit the Rate and APR on this specific chart. You can choose to display a table or row chart.
  5. Appreciation information
    • Click on the Appreciation tile to populate the appreciation gain chart. 
    • Click the pencil icon to edit the number of years to review. The address cannot be edited.
  6. Demographics
    • Click on the demographics tile and the demographic information for the area will automatically populate.
  7. Images of the home
    • To add an image, click on the image tile.
    •  To edit any image on the page, hover over the picture and click the pencil icon on the top right. Using this menu you’re able to adjust the images by using the controls. 
      • Use the buttons under the image to center and resize it. 
      • Click Replace IMG if you’d like to add your own custom image.
      • Swap to switch out the selected image with another one in the template. 
      • Once the changes have been made, click Confirm.

Your Area

Click + Your Area to add the third page of the flyer. This page provides infographics and highlights key features of the home's area. 

  1. Schools in the area
    • Click the pencil icon to choose which schools you would like to add to the report. A maximum of three can be selected.
  2. Destinations close to the home
    • Click the pencil icon to select up to six different destinations from the list that you would like to include on the report. This will show how many of that specific destination are close to the home, including the closest one.
  3. Eateries
    • This shows how many total restaurants are within 7 miles of the home as well as the types of restaurants. This section does not provide an option to edit.
