Create a Marketing Kit: Step-by-Step Guide

The Marketing Kit provides insightful marketing pieces that you can share with your realtor partner or borrowers during the buying process. To get started:

  1. Click Create New Campaign.
  2. Select which type of kit you would like to build. Your options are Full, Quick and Custom.
    1. Helpful Tip: Click Demo Kit to see examples of the pieces you can create within the marketing kits. 

 

Build a Full (Classic) Kit

  1. Click the Full Kit thumbnail.Screenshot 2023-10-10 at 5.55.55 PM.png
  2. Enter your client’s name.
  3. Select a share method: Interactive Links & PDFs, or just PDFs.
  4. Choose a delivery preference for the campaign: receive all marketing collateral on the next business day or set up a drip campaign.
    • Note: The generated marketing collateral will be sent to your inbox, not directly to your client.
    • If choosing a drip campaign:
      • Select an interval for sending collateral to your email inbox.
  5. Choose a start date for the campaign.
  6. Select if you’d like to add a co-brand partner:
    • If yes, click Add Co-Brand Partner and select your co-brand partner from the dropdown and click Yes Co-Brand.
      • If adding a new co-brand partner, click here to learn how.
    • If no, click No Co-Brand.
  7. Enter a location: MLS #, Address, County or Zip code. Then click the green search button. If the location is found, a message will pop up saying Location Found. If there are multiple results found, you will need to select from the dropdown. 
    • You can also use the Classic Dropdowns to choose a state and county instead. Simply click the Use Classic Dropdowns above the search bar to toggle to this search feature. 
  8. Loan Specifics
    • Enter the loan amount, interest rate and the term of the loan in years. 
  9. Appreciation
    • Select up to three different appreciation types to show your customer (Custom, Forecast and Historical) Enter your custom rate of appreciation in the appreciation rate field, the closing costs, the down payment and the years to review.
  10. Buy vs Rent Benefits 
    • Select Show Benefits if you’d like to include a Buy vs Rent report for your customer. Fill out the monthly rent, tax, insurance and monthly maintenance costs. Some of the information will be estimated for you based on the location, but this can be changed. 
    • Select Only Buying if you do not want to include a Buy vs Rent report in your marketing kit.
  11. Under the Overview you can look over all the entered information. 
  12. Click Preview My Kit.
  13. The Marketing Kit Schedule will show all the pieces that will be included in your kit.
  14. Click Finalize Your Marketing Kit to start the campaign. An email with your Marketing Kit Schedule will be sent to you.

 

Quick Kit

  1. Select the Quick Kit thumbnail.

  1. Enter your client’s name. 
  2. Select a share method (Interactive Links & PDFs or just PDFs)  
    • You can select if you’d like to receive all the pieces on the next business day or set it up as a drip campaign. Keep in mind that these pieces are not sent directly to your client on your behalf but are sent directly to your inbox. 
    • You can also select the interval you’d like to receive each marketing piece (this field will not be available If the drip campaign has not been selected as an option) and the start date for the kit. 
  3. Select if you’d like to add a co-brand partner:
    • If yes, click Add Co-Brand Partner and select your co-brand partner from the dropdown and click Yes Co-Brand.
      • If adding a new co-brand partner, click here to learn how.
    • If no, click No Co-Brand.
  4. Click Preview My Kit to review what will be included in the kit.
  5. Click Finalize Your Marketing Kit to start your campaign. An email with your Marketing Kit Schedule will be sent to you.

 

Custom Kit

  1. Select Custom Kit.

  1. Enter the following information:
    • Your client’s name
    • A share method (Interactive Links & PDFs or just PDFs)  
    • If you’d like to receive all the pieces on the next business day or set it up as a drip campaign. Keep in mind that these pieces are not sent directly to your client on your behalf but are sent directly to your inbox.  
    • The interval in which you’d like to receive each marketing piece (this field will not be available If the drip campaign has not been selected as an option) 
    • The start date for the kit. 
  2. Select if you’d like to add a co-brand partner:
    • If yes, click Add Co-Brand Partner and select your co-brand partner from the dropdown and click Yes Co-Brand.
      • If adding a new co-brand partner, click here to learn how.
    • If no, click No Co-Brand.
  3. Enter a location: #MLS, Address, County or Zip code. Then click the green search button. If the location is found, a message will pop up saying Location Found. If there are multiple results found, you will need to select from the dropdown. 
    • You can also use the Classic Dropdowns to choose a state and county instead. Click the Use Classic Dropdowns above the search bar to toggle to this search feature. 
  4. Next, you can select which pieces you’d like to include in your kit and the order they are sent to you. 
    • Click which assets to include under Available Pieces
    • Under Selected Pieces, click on the up and down arrow to move the order of the assets and how they are displayed. Click the x to remove them. 

  1. Once you select which pieces you’d like to include, click Continue to Kit Details
    • Quick note: some of the next steps may or may not need to be filled out if certain pieces have not been added to your kit.
  2. Loan Specifics

Adding a New Co-Brand Partner

  1. Click Add Co-Brand Partner.
    • Add Co-Brand Partner lets you manually create your partners header yourself. You will need their:
      • Email
      • Name
      • Company
      • License #
      • Phone number(s)
    • Click Invite Realtor to create Co-Branded header and invite your Co-Brand partner to access the MBS Highway Realtor portal. 
      • Enter their name and email address. 
      • Click Add once done. 
      • Click Add Recipient to add any other Co-Brand partner to the list.
      • Click Next.
      • Click Send to send the invitations to your Co-Brand partners.

Please note: Please remember to be RESPA compliant. You will need to charge your realtor $20 per year for co-branded marketing. An invoice is provided for you that can be downloaded.
